Application Criteria

Mountain View Apartments provides affordable housing for very low, low, and moderate income households. This is an Equal Housing Opportunity community and all are welcome to apply.

Income & Eligibility Requirements:
Applicants must meet income eligibility requirements based on Area Median Income (AMI) guidelines for the Riverside-San Bernardino-Ontario MSA. Income categories include:

  • Very Low-Income: ≤ 50% of AMI
  • Low-Income: ≤ 80% of AMI
  • Moderate-Income: Capping slightly above low-income parameters

Many households qualify for Section 521 Rental Assistance, which caps tenant rent obligation to 30% of adjusted household income.

Age & Disability:
Tenant or co-tenant must be 62 years or older. Households with an actively qualifying disability of any age are also universally permitted.

Occupancy Standards:
Units are assigned based on household composition, with occupancy standards enforced to ensure appropriate unit sizing.

Required Documentation:

To apply, you must complete an application and provide:

  • Total gross household income and assets
  • Names, birthdates, and Social Security numbers of all household members
  • Current address and contact phone number
  • Handicap/disability status
  • Prior and present landlord information
  • Personal references
  • Driver's license or ID for all adult household members
  • Signature from all adults applying for occupancy

Application Process:
Current and previous landlords will be contacted, criminal history will be verified, and a credit check will be run on all adult household members. All applications are processed in compliance with fair housing laws and property policies. If an applicant misses two scheduled appointments with management, the application will be withdrawn. We offer a paper application to ensure the application process is accessible to all. This option is available for those who may not have reliable internet access, prefer a printed format, or require accommodations. Paper applications may be printed or picked up from the management office.
